Title: Why Pay High Cg Rates For A Seasonal Site?

The commercial RV park next to us charges $325/mo for a small seasonal site without any amenities. Right next door is our resident owned RV park with larger sites, river frontage, heated indoor pool, laundry, walking trails and other amenities with seasonal rentals of $190/mo for interior lots and $250/mo for waterfront lots. I can never understand why people waste their money when there is a less expensive and IMHO a better choice. If you had your choice of these two, which would you pick?

The $190 site.
Less traffic and bugs away from the water.

Wow, $190/night sounds pretty good compared to monthly rates around here. In Louisiana, north of New Orleans, the monthly rates hover around $450/mo for your basic site. They're a little cheaper in neighboring Mississippi, where they run in the $325-$400 range depending if electricity is included. I know one park in MS that's $300, but it's pretty seedy. The roads are all washed out and the campground is in disrepair. What part of Texas do you live, Bob?

I'm a 4th generation Texan rancher that now lives in Idaho. My family left Texas in the mid 50's and ranched in northern CA and NV. My brother still runs the NV ranch. Click on the line at the bottom of my signature(where the wheels are stopped) and it shows where we are.

Well Texan, I think you answered you own question with the IMHO. You may well be right, but again, it is ONLY an opinion.
We stay at a park here on the Texas Gulf Coast for $1,400.00 a year. We spend 5 or 6 months here, but leave the 5er here year round. This is not a very fancy park, but is VERY friendly, has a great owner, and most of the people that stay here have been coming back for many years, so it's like one big family. Again, there certainly are nicer parks in the area. Some expensive, some not so. BUT, those other parks are doing well. I have to consider that there is something that attracts all those people. They must have different taste than mine. I don't undertand that at all, but to each thier own.

oh, I forgot to mention. On another thread on this forum, there is talk about a park down in Florida that is very nice, and charges only $140.00 A NIGHT!!!! Now I would be wiling to pay $140.00 a night for a site on the water, but it would have to come with a tall, leggy, blonde. And she would need to do windows.
